Runwal Raaya, Worli
Two low-density towers in the Worli golden triangle, with two private lifts for every home.
These Runwal towers and townships are already being built. That means you can see the site, check progress and compare RERA handover dates before you book. Use this page to shortlist, then ask for the units that are still open.

Work is on in all of these. Some wings are mostly sold, while others still have homes, so ask before you assume a project is full.

A half-built tower is easier to judge than a drawing, and often cheaper than a finished one.
Foundations, floors and the podium are visible, which gives more comfort than a brochure alone.
You pay as construction moves ahead, which spreads the cost across the build period.
Under construction homes often cost less per sq ft than ready homes in the same area.
Many towers still have a spread of floors, and you can pick your facing.

Five easy ways to see what is really happening on site.
Go on a working day and look at the number of workers, the floors completed and how the site is kept.
Every registered project uploads quarterly progress. Compare the numbers with what you see.
Request photos by month, so you can see the speed of work over time.
Your demand letter should match the stage of work actually finished.
Residents and early buyers can tell you about delays, quality and the builder's response.
Most under construction homes use a construction-linked plan. You pay a booking amount, then the rest in slabs tied to stages such as the plinth, each slab of the building and finally possession.
Your bank releases the loan in the same stages, so you only pay interest on the amount drawn so far. This is why many buyers choose this route, since it keeps early payments smaller.
Do keep three things in mind. First, ask for the full cost, including GST, stamp duty and registration. Second, check which slabs fall in the next 12 months so your cash flow stays comfortable. Third, keep every receipt and demand letter in one folder.
