Runwal South Mumbai
An early listing for the Peddar Road, Nepean Sea Road and Breach Candy belt.
Pre-launch projects are the ones Runwal is still preparing to open for sale. Official prices and RERA numbers are usually not out yet. This page lists what is known, says plainly what is not, and lets you register to hear first.

Details are limited by design. Where a price or RERA number is not public, we say so instead of guessing.

In simple words, a pre-launch project is one that exists on paper and in conversation, but not yet in the sales office. The land may be ready, the design may be drawn, and the developer may be waiting for a few approvals before it sets prices.
That is why information is thin at this stage. A brochure may show only an artist impression, a likely location and a range of home sizes. Anything else, such as a price per sq ft, is an estimate that can move.
For buyers, the benefit is being early. You can tell the sales team what you want, such as a corner home or a higher floor, and be first in line when bookings open. The cost of being early is uncertainty, so you need to be careful and patient.
A fair look at both sides, so you can decide with a clear head.
| Point | Upside | Watch out for |
|---|---|---|
| Price | A possible early-bird rate | Rates can change at the official launch |
| Choice | First pick of floors and towers | Layouts may be revised before approval |
| Paperwork | Time to review documents calmly | RERA number may still be pending |
| Handover | Long runway for loan planning | Possession can be several years away |
| Information | Direct updates from the sales team | Facts are limited and may differ by source |
These signals tell you a project is moving from talk to a true launch.
Once the project is registered on MahaRERA, you can read the promoter name, plans and completion date.
A written price sheet from the developer is more reliable than a number quoted in a call.
A site office and mock-up usually mean construction is close to starting.
Sanctioned plans and a commencement certificate can be shown to you if you ask.
Pre-launch offers can feel urgent, but there is rarely a reason to rush. A calm checklist protects your money.
